method of project delivery where the owner is responsible for
choosing a design and design professional as well as the contractor.
The general contractor organizes and executes the construction
activities throughout the project. The Triad Group has developed long
lasting relationships
with many reputable, experienced, and financially sound sub contractors
over the years. In addition we directly employ our own crews
of carpenters, painters, stucco/plaster techs, and have a custom
cabinet division. With the combination of
our own crews and our subcontractor base we can offer owners the
highest quality construction at the lowest prices.
Design/Build--The Design/Build method of project
delivery combines a team of the general contractor and the design
professionals. The design/builder is usually the general contractor
but can be the design professional. This team works together to design
the project with economical constructability in mind. Most often the
result of this collaboration is a construction cost savings to the
owner without giving up functionality. The Triad Group has developed
working relationships with many reputable design professionals in the
area should you need a referral, we also offer some design and drafting
services in house.
Construction Management--This method of project
delivery is a fee based service, that can contain a number of
variables, in which the construction manager is responsible exclusively
to the owner and acts in the owner's interest at every stage of the
project. We offer unbiased and professional advice on matters such as
cost control, project scheduling, enhancing design and quality, optimum
use of available funds just to name a few. The best result of a
construction management arrangement for an owner comes when the
construction manager can deliver comprehensive management at every
stage of the project beginning with the initial concept.
